Our standard care policy is designed for Landlords and Letting Agents who wish to provide their tenants with an excellent maintenance service, but without the expense of ‘in house’ administration. Once your property is logged within our system, we carefully plan all required annual maintenance or service work.
A good example of this would be the annual gas service to maintain and update the Landlord’s Gas Safety Record. We will ensure that the services are carried out in advance of the renewal date so as to avoid periods of time when the property is not safe to be occupied.

Your tenants can call our Service Centre to report problems with their property or services within. These could include: Boiler Failure, General Heating, Plumbing and Water Leaks. Electrical, Lighting and all Appliances. Building Structure, Security, Windows and Aerials. Carpets and cleaning. In fact there is nothing that we can't handle.

After we have received a call from your tenant, we quickly assign a suitable and qualified engineer/tradesman who will attend site, normally within for hours, depending on the severity of the problem.

onitoring
We will constantly monitor the engineers/tradesman progress to ensure they have arrived at the property and that we know the situation on site. This enables us to report back to you at any time with the extent of the work required and the cost associated with it.

Invoices
Aardvark ensure all invoices are checked against engineers/tradesmen worksheets, this is to make sure that you are only paying for the work done, the work meets legislative standards and that all work is completed to a high standard.

Interim Inspections & Maintenance
We recognise that your properties may need care and attention over and above our reactive maintenance. Please see details of each task below.


Interim inspections of property with report
Every three months during the tenancy, we will carry out a full inspection of the property. A written report along with recommendation will be forwarded within 5 working days.

Inventory of property on take up of tenancy
We can arrange to meet the tenants at the property on the first day of tenancy to agree the new inventory.

Inventory with report and costing of any damages on end of tenancy
When the tenancy comes to an end we will meet the outgoing tenants to carry out a final inventory and agree any repairs that could be deducted from their deposits.

Landlords Gas Safety Certificates
We will ensure that the services are carried out in advance of the renewal date so as to avoid time where the property is not safe to be occupied.

Servicing of Gas Appliances
We will visit the property once a year to carry out the annual servicing of all gas appliances. This prolongs the life of the appliances and ensures they operate at optimum efficiency.

Electrical Wiring Tests
The recommendations for electrical wiring tests are that properties should be tested every ten years. We can arrange for your property to be fully tested in line with current regulations.

Portable Appliance Testing
It is our understanding that there is no legal requirement to test all electrical appliances that are provided to the tenant on commencement of the let. Having said that, all appliances should be safe. Therefore, in order to be certain that the appliances provided are safe, a test (PAT Test) will be required on an annual basis.

Decorating
As with all trades we can arrange for a competitive quote to carry out all internal and external tasks. We employ first class tradesmen to carry out jobs efficiently and to a very high standard.

Gardening
We can provide gardening services such as:- Lawn Mowing, Weeding and Tree Pruning. Please note, Gardening is priced on an individual basis

Gutters
We will arrange to have your gutters inspected and cleaned on a regular basis. All parts and labour required to rectify damaged or broken gutters will be charged at cost.

Smoke Alarms
Fitting smoke alarms not only protects the tenants from serious injury but also protects your home and may reduce your insurance premium. We will arrange to have smoke alarms fitted and serviced.

Intruder Alarms
If your property has an intruder alarm fitted, we will ensure its operation. Once a year we will carry out a service visit and full operational check.

Cleaning
We offer three levels of cleaning service,

Full Comprehensive Cleaning:- to be completed within 3 days of end of tenancy
Wipe down all surfaces, skirting boards and walls
Clean appliances (cooker, fridge, freezer etc)
Carpet steam clean
Furniture and curtain steam clean
Clean internal windows and glass
Removal of old furniture and household rubbish
Gardens cleared and tided

Standard Cleaning:-
to be completed within 3 days of end of tenancy
Wipe down all surfaces, skirting boards and walls
Clean appliances (cooker, fridge, freezer etc)
Carpets vacuumed
Furniture and curtain spot clean
Clean internal windows and glass
Removal of old furniture and household rubbish

Day-to-Day Cleaning
This service is offered to tenants via the letting agent
A normal household clean – vacuum and dusting, one day a week
